Architect Narayan & Associates Pvt. Ltd. has designed a cutting-edge office for a global consultancy engineering firm, incorporating smart automation and technology while adhering to green building standards.

This Engineering Office in Powai, Mumbai has set a new benchmark in modern smart workplace design. Spanning an impressive 15,250 square feet, this single-level office caters to a consultancy engineering firm based in the UAE, renowned for its global presence. The project aims to create a modern, efficient, and sustainable environment that adheres to green building norms while incorporating the latest technology and automation that can be upgraded in the future. This project also won the Smart Space Award 2024 for its innovative use of Automation and Smart Technology in the Workspace Design Category. 

Designed by Isha and Rajjoo Narayan, Directors, Architect Narayan & Associates Pvt. Ltd., the primary goals of their design concept were to integrate smart automation systems, modernize the office space, and ensure compliance with green building standards. By focusing on innovative design and functionality, the project aims to enhance employee comfort and productivity while reducing energy consumption. The design incorporates an open ceiling concept with organic shapes, along with acoustic ceiling absorption materials, fostering a collaborative atmosphere that accommodates up to 200 employees.

Role in Integration of Smart Automation Systems

“As the lead architect, my responsibility was to ensure that the design intent and objectives were met through effective planning and execution. This involved overseeing the integration of smart automation systems that would not only optimize energy use but also create a seamless user experience,” says Isha Narayan, Directors, Architect Narayan & Associates Pvt. Ltd.,

The project includes a range of advanced automation systems, particularly in lighting, HVAC (heating, ventilation, and air conditioning), fire safety, and security. Integrating of these systems is vital to creating an efficient workplace that enhances both functionality and user experience.

“In planning this smart office, we faced several challenges governed by three primary parameters: time frame, budget, and lease length. Offices with lease agreements of more than five years are typically more willing to invest in technology that ensures a modern and efficient workspace. This foresight allows for incorporating future technologies that can adapt to evolving needs.” Says Rajjoo Narayan, Directors, Architect Narayan & Associates Pvt. Ltd.   

To meet the project goals, the team selected leading brands for various systems. For lighting automation, Crompton and Wipro were chosen for their reliability and smart technology capabilities. This selection ensures that the lighting is not only energy-efficient but also responsive to occupancy levels, creating a dynamic environment that adjusts to user needs.

Enhancing Functionality and Efficiency

The integration of smart automation systems has significantly enhanced the office’s efficiency, achieving an estimated 25 to 30% reduction in electrical consumption. The use of technology facilitates remote access, centralised air conditioning control, and energy-saving features, all of which contribute to a more sustainable workspace.

Smart Lighting Solutions

We incorporated motion sensors throughout the office the optimisation of electricity usage was controlled. These sensors ensure that lights are only active when spaces are occupied, significantly reducing energy wastage and promoting a greener environment.

Another important aspect is Security which was a critical aspect of the project, which was integrated through a Building Management System (BMS) with software that allows for remote access via mobile and computer. By utilising cloud storage technology, security measures are both robust and user-friendly, providing easy access to surveillance data from anywhere in the world.

Overall, this office represents a significant leap forward in workplace design and functionality. By prioritizing smart automation, sustainability, and user comfort, this project not only meets the needs of a modern consultancy firm but also sets a precedent for future office developments.

How would you describe the current level of adoption of Building Automation, Home Automation, and Smart Lighting technologies in your projects?
We’ve rolled out building automation, home automation and smart lighting across our projects. These are now standard features that improve operational efficiency and living experience. Smart lighting, automated HVAC and security features are most prevalent.

Have you observed an increased demand or preference among homebuyers for properties equipped with these technologies? If so, how has it influenced market dynamics?
Yes there’s been a significant demand for properties with these features. Homebuyers are valuing the convenience, efficiency and security that automation brings. This has driven the market towards tech-savvy homes which has been positively impacting property values and sales.

Can you share examples of your projects where you have used the above-mentioned technology? Can you share the brand and smart solution used?
In Rustomjee Elements Juhu we have implemented NCC telecom smart lighting, and Toshiba CRC solutions with advanced HVAC systems for Common Areas.  In Rustomjee La Fontaine, we have used US based Lutron Home Automation including Lighting Control, Shade Control & AC control. 

Have you noticed any positive impact on operational costs and long-term sustainability goals through the implementation of the Building Automation System?
BAS has brought down operational costs drastically. Energy consumption is down by Approximately 30% and maintenance costs have reduced due to predictive maintenance. These systems also help us in our long-term sustainability goals by reducing waste and optimizing resources.

What training or support do you provide homeowners to help them understand and use these smart technologies effectively?
We provide full training sessions and user manuals for homeowners to understand and use these smart technologies effectively. Our support includes in-person training, video tutorials and a dedicated helpline for smooth adoption and usage.

Have you collaborated with technology partners or vendors to implement these solutions? If so, can you share details about these partnerships?
We work with several technology partners including Philips for smart lighting, Honeywell for building automation and Godrej for digital locks. These partnerships ensure we get the latest and best technology in our projects.

Have you seen any impact on property values due to the integration of smart technologies?
Smart technology has increased property values. Homes with automation systems and smart solutions have higher market value as they are more appealing and functional to modern homebuyers.

Can you discuss any case studies or success stories where the implementation of these technologies significantly improved the quality of life for occupants or the efficiency of building operations?
One example is our Rustomjee Elements & Rustomjee La Fontaine projects where smart home technology has improved the life of residents. Automated systems for lighting, security and climate control have not only made life more comfortable but also reduced energy consumption and operational costs.

Are there any specific standards or certifications you aim to achieve when incorporating these technologies into your projects?
We aim to get certifications like LEED and IGBC Green Homes for our projects which includes incorporation of sustainable and smart technologies. These certifications ensure our projects meet high environmental and technological standards. Rustomjee Crown at Prabhadevi, Mumbai has been awarded the prestigious IGBC (Indian Green Building Council) certification for its commitment to sustainability and green building.

How do you balance the cost of implementing these technologies with the benefits they provide to homeowners?
We balance the cost of these technologies with the benefits they provide. We focus on areas that have the highest impact on efficiency and comfort and ensure that the investment in smart technologies gives value to the home owners without increasing the overall project cost.

Can you share any insights on how the adoption of these technologies has evolved over the past few years in your projects?
The integration of smart technologies in our ventures has changed considerably over the years. Initially focusing on the high-end market, these technologies are becoming common place within all our housing projects. This evolution is influenced by both technological improvements and more evident customer knowledge as well as desire for smart residences.

Schneider Electric has created a new Building Decarbonization Calculator, an innovative online tool that empowers building owners and operators to quickly test and explore a range of Energy and Carbon Conservation Measures (ECCMs), easily identifying their best options based on simulated data. As pressure mounts to meet decarbonization targets, this solution enables users to efficiently evaluate and prioritize retrofit scenarios, helping them navigate the complexities of balancing cumulative costs and emissions from now through 2050 to define their best path to net zero.

With a dataset of close to 500,000 building performance models that span various building types, sizes, and geographies, the Building Decarbonization Calculator allows users to assess the carbon and financial return on investment of ECCMs and compare their decarbonization pathways to New York City’s Local Law 97 fines or the Carbon Risk Real Estate Monitor (CRREM) pathway.

“As regulatory requirements tighten, especially in cities like New York and Boston as well as in countries like France and the UK, the Building Decarbonization Calculator is a powerful consultative tool that supports compliance with local mandates, while providing a clear path for operational improvements,” said Mike Kazmierczak, global vice president of digital energy for Schneider Electric. “This innovative digital tool is designed to assist building owners and operators in reducing emissions, improving energy efficiency, and cutting operational costs, which will ultimately help owners accelerate action and increase the rate at which buildings are being retrofit.”

A recent analysis of a large office retrofit project in Boston utilized the calculator to estimate $3.7 million in energy savings and $1 million in avoided fines over the next decade, achieving a seven-year return on investment. The analysis included modern building management systems, power monitoring software, LED upgrades, power factor correction, and the integration of photovoltaic systems with battery energy storage and microgrid technology.

Smart thermostats, for example, can learn resident preferences and adjust automatically, reducing energy consumption without sacrificing comfort. What considerations do you take into account when selecting building automation technologies and solutions for your projects (e.g., scalability, compatibility, cost-effectiveness)?

While selecting building automation technologies, we prioritizes several factors. First, scalability is crucial. The system needs to adapt and grow alongside future demands.  Compatibility with existing infrastructure is equally important for a seamless integration process.  While cost-effectiveness is a consideration, it cannot come at the expense of reliability and long-term sustainability. Ultimately, we seek flexible and future-proofed solutions that can adapt to the ever-evolving landscape of smart home and building automation technologies.

Can you provide examples of successful projects where the implementation of building automation systems has had a significant impact on building performance, occupant comfort, or operational efficiency?

At several projects in our portfolio across our key operating geographies of Pune, Mumbai and Bengaluru, we’ve implemented a comprehensive suite of features and building automations systems including security systems, lighting automation, HVAC & fire alarm systems.  Some examples include, Aros, 24K Espada, and Sound of Soul within our flagship township project ‘Life Republic’ in Pune. Likewise, various projects under our premium luxury brand ‘24K’including 24K Altura and 24K Manor in Pune have these systems.  K52 project in Khar, Mumbai, is another such example. We have seen tremendous response from customers for all of these projects. The primary advantage is that this automation allows facility managers to remotely monitor and control building systems through a centralized interface or mobile app, enabling quick responses to emergencies and real-time adjustments for optimal building operations. BAS integration with other systems creates a unified platform for facility management, improving coordination and overall building security and safety.

Honeywell has announced the launch of INNCOM Direct, an easy-to-install energy management system that uses automation to help improve energy efficiency in mid-market hotel properties. The launch of INNCOM Direct supports  Honeywell’s alignment of its business around three compelling megatrends, including automation and the energy transition. 

“As hotels become more carbon-conscious, they are taking meaningful steps to show they care about their impact on the environment,” said Billal Hammoud, President and Chief Executive Officer of Honeywell Building Automation. “Until now, mid-market hotels faced fewer options when it came to better managing their HVAC systems with automation. Now, INNCOM Direct is leveling the playing field with an affordable, cloud-based energy management system.”

The INNCOM technology was previously only accessible to high-end hotel operators. Now, this combination of hardware, software and cloud monitoring provides mid-market, also known as limited-service, hotels with quick setup and portfolio analytics that can be accessed from mobile devices or a dashboard and can be used either on a single property or across an entire portfolio.

Since empty rooms and common areas do not need the same level of heating or cooling, INNCOM Direct uses a proprietary detection system to identify empty spaces and autonomously adjust the temperature without impacting consumer comfort. Similarly, unrented guest rooms can be set to a specific setting that can be heated or cooled to a more comfortable temperature once a guest checks in. If a guest leaves a room for an extended time, INNCOM Direct can change the temperature to an eco-friendlier temperature that is then automatically adjusted when the guest returns.

When it broke ground on its fifth hotel in Spring Hill, Tenn., Halifax Hospitality wanted ways to control its HVAC use, which can consume as much as 25% of the power bill, so it signed on to use INNCOM Direct. At 92,000 square feet and 159 rooms, this hotel is double the size of what the company would have developed a decade ago, leading to higher operational costs.

“Hotel rooms are getting bigger and bigger, and we needed something that will deliver energy savings, especially when guests aren’t using the room or a common area is empty,” said Hitesh Patel, vice president of Halifax Hospitality. “Utility costs are going up just like anything else. We’re always looking to find the next big thing to cut costs where we can.”

Zion Dzine’s journey began in 2015, when I armed with a master’s degree in marketing and hailing from a family engaged in electrical and lighting trade, felt the tug of the creative. The fascination I felt for architectural and interior lighting was strong enough to make me step out of my comfort zone and venture into unknown territory. The beginning was humble, and the growth organic. Along the way, I honed, what was now quite obviously, a natural calling with informal yet enlightening sessions with design experts and subsequently, a short course at Institute of Lighting Design, Prague. I am currently an Associate with the International Association of Lighting Designers.

From its small beginnings, today we have burgeoned into a thriving practice with a dynamic, multi-faceted and cross-disciplinary team housed under one roof, with a passion for lighting hardcoded in our very DNA. Our team includes a lighting designer, architects, interior designers, a 3D visualiser and engineers — experts who understand the nuances of spatial design, and thus ensure that collaborations and communications with architects and interior designers are seamless, smooth and fruitful.

Can you mention some of the landmark projects you worked on, that have been a turning point in your career in terms of experimenting with new lighting techniques/designs or introducing innovative concepts?

What are your views on the importance of Lighting Design in a project?

Lighting design plays a crucial role in any project, whether it’s architecture, interior design, theater production, or even film.  Lighting design is essential for creating visually appealing, functional, and sustainable environments that enhance the user experience and contribute to the success of a project.

Lighting can enhance the aesthetics of a space or an object, highlighting its best features and creating a desired atmosphere. It can evoke emotions, set moods, and create visual interest.

Proper lighting design ensures that spaces are functional and safe. It provides adequate illumination for tasks such as reading, cooking, or working, and it helps to prevent accidents by illuminating potential hazards.

Thoughtful lighting design can contribute to energy efficiency by utilizing natural light, incorporating energy-efficient fixtures, and employing lighting controls such as dimmers and sensors to optimize energy usage.

Lighting can be used to highlight architectural features, textures, and materials, drawing attention to design elements and creating focal points within a space.

Lighting design can influence human psychology and behavior. Bright, cool-toned lighting may increase alertness and productivity in a workplace, while warm, dim lighting can promote relaxation and intimacy in a residential setting.

What is the biggest innovation in the lighting sector? How has it revolutionized the entire industry?

One of the biggest innovations in the lighting sector in recent years has been the widespread adoption of Light Emitting Diode (LED) technology. LED lighting has revolutionized the entire industry in several ways. LEDs are small and lightweight, allowing for more flexibility in lighting design. They can be integrated into fixtures and products in innovative ways, opening up new possibilities for architects, designers, and manufacturers.

Overall, the adoption of LED technology has transformed the lighting industry by offering improved performance, efficiency, durability, and versatility. It has paved the way for innovative lighting solutions across various sectors, from residential and commercial lighting to automotive, horticultural, and beyond.

What are your views on the Smart lighting industry? According to you, in which sector (hospitality, commercial, residential), is traditional lighting getting rapidly replaced by smart lighting?

Some of the sectors where traditional lighting is rapidly being replaced by smart lighting are:

Residential: The residential sector has seen significant adoption of smart lighting systems, driven by consumer demand for convenience, energy savings, and enhanced home automation capabilities. Smart bulbs, switches, and lighting kits are increasingly popular among homeowners looking to upgrade their lighting setups.

Commercial: The commercial sector, including offices, retail stores, and hospitality venues, is also experiencing a rapid transition to smart lighting solutions. Businesses are drawn to the energy-saving potential, cost efficiencies, and smart features that enhance the customer experience and support their sustainability goals.

Hospitality: Within the commercial sector, hospitality venues such as hotels, restaurants, and entertainment facilities are particularly receptive to smart lighting innovations. Smart lighting can create inviting atmospheres, personalize guest experiences, and streamline operations, making it a valuable investment for the hospitality industry.

How do you foresee the Smart Lighting Industry 5 years down the line in India?

Several factors, including technological advancements, market trends, regulatory policies, and consumer preferences need to be considered.

The smart lighting market in India is expected to continue growing significantly as awareness of smart home technologies increases and consumers seek solutions that offer convenience, energy efficiency, and connectivity. Rising disposable incomes, urbanization, and a growing middle class could drive demand for smart lighting products and systems.

Human Centric Lighting (HCL) is a futuristic trend in the lighting industry with health and mental wellness being the top benefits. What are your views on the same?  

Human Centric Lighting (HCL) is indeed a futuristic trend in the lighting industry that focuses on designing lighting environments to support human health, well-being, and performance.

HCL takes into account the biological effects of light on human beings, particularly its influence on circadian rhythms, sleep-wake cycles, and hormone production. By mimicking the natural patterns of sunlight, HCL systems can help regulate these biological processes, leading to improved sleep quality, mood regulation, and overall well-being.

Light has a profound impact on mood and mental health, with exposure to natural light being associated with reduced symptoms of depression and anxiety. HCL systems that simulate natural daylight cycles can help regulate mood

While HCL prioritizes human health and well-being, it can also contribute to sustainability and energy efficiency goals by optimizing energy usage and reducing overall lighting energy consumption. By leveraging natural daylight and incorporating energy-efficient lighting technologies such as LEDs, HCL systems can minimize environmental impact while enhancing occupant comfort and productivity.

Tell us about the user experience with IoT and AI automation systems as the future of Smart Lighting.

 IoT platforms enable seamless integration and interoperability between various smart devices and systems, allowing users to control their lighting alongside other connected devices such as thermostats, security cameras, and entertainment systems. This integration enhances convenience and streamlines user interactions by providing a unified interface for managing multiple smart devices.

AI-powered voice assistants such as Amazon Alexa, Google Assistant, and Apple Siri enable users to control their smart lighting systems using natural language commands. By simply speaking commands like “turn on the lights in the living room” or “set the bedroom lights to 50% brightness,” users can effortlessly adjust their lighting settings without needing to touch a switch or interface.

How important is collaboration with a system integrator while doing a lighting project?
